The continued growth in the Ellicottville market place is prompting a Buffalo developer to undertake his first ever Cattaraugus County project.

Chiropractor/developer Scott Croce, through his Qski LLC affiliate, is proposing to turn an empty house and adjoining lot at 41-45 Washington Street into a mixed-use 9,000-square-foot building, anchored by 5 apartments and 2,000-square feet of street-level commercial space.

The project carries a $2 million development price.
For Croce, the project is his first outside of Erie County.

“There’s something about Ellicottville,” Croce said. “It is more year-round and not just a three-month ski resort anymore. It keeps getting bigger and better.”

Croce has already received his necessary permits from the Town of Ellicottville and been approved for an incentive package from the County of Cattaraugus Industrial Development Agency. The site is near Madigan’s, one of Ellicottville’s more popular bars. The house has been demolished, and construction is expected to start this fall, Croce said.

“I’d like to have it done by spring,” Croce said. Plans call for four of the apartments to be two-bedroom units, and one will be a one-bedroom unit. Croce should hope to lease the apartments to a mix of long-term and short-term tenants. “We will see what the market brings,” Croce said.

Besides his Ellicottville project, Croce has developed the 30-apartment Corvo mixed-use apartment/retail complex in Getzville and renovated other buildings along Delaware Avenue in Buffalo’s Allentown neighborhood.
